We identify markets with demonstrated rent growth, population inflow, and job diversification — then source deals within those markets through established broker relationships.

In-house underwriting

Every deal is underwritten internally against T12 actuals, rent roll data, and current market comps. No assumptions, no projections built to impress.

Disciplined offers

Offers are made only when returns clear our thresholds at our price. We do not pursue deals that do not meet our criteria — regardless of market pressure.

Investor reporting

Regular reporting on all active investments — financials, operational updates, and distributions on schedule. No surprises.
